How to Evaluate a Real Estate Developer in Nigeria: Look Beyond the Marketing

Choosing where to invest in real estate is a big decision. Yet many investors begin their search by comparing the wrong things.

Who has the best Instagram page? Who has the most beautiful brochure? Who has the biggest launch event?

Marketing can introduce you to a developer. But it should not be the reason you trust one.

The better question is: What has this developer actually done before?

A genuine real estate track record is not one award, one successful building or one impressive testimonial. It is a pattern of evidence built over time.

When evaluating a real estate developer in Nigeria, investors should look for years of operation, completed buildings, occupied apartments, rental income paid, capital appreciation, repeat investors and continued delivery.

1. Start With Completed Projects

Every developer can show you a rendering.

A track record begins with asking, ‘What have you actually completed?’ ‘What is this developer’s history?’

Ask to see projects that have moved beyond announcements and construction updates. Can you see the finished building? Has it been handed over? Are people still living there, or is the rental demand still strong?

Completed projects matter because they show that a developer can take an idea through the full journey: acquisition, planning, construction, finishing and delivery.

A beautiful off-plan design is a possibility. A completed building is evidence.

2. Look for Occupied Buildings, Not Just Handovers

A handover is important, but it is not the end of the story.

Visit completed properties where possible. Look at whether the building is occupied and functioning as intended. Are tenants living there? Are common areas maintained? Is the property generating the kind of demand the investment case suggested?

For buy-to-let investors, an empty building tells a very different story from one that is actively occupied.

This is why real estate due diligence in Nigeria should go beyond asking whether a building was completed. Ask what happened after completion.

3. Ask About Rental Income Already Paid

Projected returns are not the same as actual returns.

When comparing real estate developers in Lagos or anywhere in Nigeria, ask whether investors in previous projects have received rental income.

A credible developer should be able to show a history of how completed investment properties have performed. This could include rental distributions, occupancy history or documented rental income paid to investors.

The key word is paid.

An investment brochure may show what a property could earn. A real track record shows what previous investors have actually earned.

4. Check for Capital Appreciation

Real estate is often bought with the expectation that the property’s value will grow. But instead of accepting broad claims about appreciation, ask for evidence from previous developments.

What was the launch price?

What is the property’s current value?

How long did that growth take?

The answers help you understand whether the developer has a history of creating assets that hold or increase their value.

One project can be an exception. Multiple projects showing measurable performance over time are more meaningful.

5. Look for Repeat Investors

Repeat investors are one of the strongest signals of trust.

If someone invests with a developer once, they may have been convinced by the opportunity. If they invest again after experiencing the full process, that tells you more.

Repeat investment can indicate that previous customers were satisfied with the developer’s delivery, communication, returns or overall experience.

Ask: Do investors from older projects come back for new opportunities?

Trust is easier to measure when people have the option to walk away but choose to return.

6. Look for a Pattern of Continued Delivery

A credible property developer does not rely on one successful building forever.

Look for consistency.

How long has the company operated? How many projects has it completed? Has it continued to deliver through different market conditions? Does its portfolio show progression from one completed development to the next?

The strongest track records are built project by project.

The Question Every Investor Should Ask

Before choosing a property developer in Nigeria, do not simply ask:

“Who has the best marketing?”

Ask:

“Who can show me the evidence?”

A credible Nigerian real estate developer should be able to point you towards completed buildings, occupied apartments, documented investor outcomes and a visible history of continued delivery.

In real estate, trust should not depend on promises alone.

Look for proof. Look for patterns. Then make your investment decision.
